Perth’s median house sale price continues to climb
The number of properties for sale have increased incrementally over the last year. There were 4,000 properties for sale last year and 5,088 available this year. Average days on market have risen from 8 days to 16 days this year. The market is starting to slow down with numbers through Home Opens reducing. Many sellers having to temper the great expectations in relation to eventual sales prices.Rental Market Update
Rents stabilised around May 2024 with average house rental price being stable over 3/ quarters at $650 per week and only in February increasing to $675 per week. Unit rentals have increased from $600 a week to $640 over the last year. Available rentals have hovered around 2,000 for months with 700 per week being released. A frustrating trend for many owners is, even after accepting a tenants application, they change their mind and move in elsewhere. This costs the owner in lost income and inconvenience.
