The following are NOT classified as emergency repairs and MUST wait until the first available working day to be reported:

  1. BLOCKED TOILETS – WHEN THERE IS A SECOND UNBLOCKED TOILET ON THE PREMISES. If you only have one toilet in the house, please call our recommended plumber, Doc Hayward on 0418 902 715. You may be liable for the invoice, if the fault is found to be tenant fault.
  2. STOVE / OVEN NOT WORKING
  3. ALL GENERAL REPAIRS AND MAINTENANCE 
  4. BLOCKED PIPES, SHOWER, KITCHEN SINK (unless overflowing) 
  5. HOT WATER SYSTEM RUNNING HOT AND COLD 
  6. TROUBLE WITH RETICULATION (excluding burst reticulation pipes) 
  7. LEAKING TAPS
  8. PEST CONTROL – such as ants, mice, rats, cockroaches, flies, silverfish, earwigs etc are the responsibility of you as tenants and the owner is not obliged to pay for treatment. Our recommended pest control company is DB2 Pest Control, call David Bergen on 0424 188 547. 
  9. OTHER – In relation to problems with ants, mice, rats and cockroaches, it is recommended that you purchase treatments such as bombs and/or baits from the supermarket. The owner will pay for the removal of wasps or beehives, however, this is not classified as an emergency and you are required to contact your Property Manager on the next working day to advise.
