WA's Property Market Trends

The Market

We have observed a gradual increase in the number of investors returning to the residential market. This trend can be attributed to the rise in rental yields, making the market more attractive. Additionally, given that the market is unlikely to dip any lower, now is an opportune time to invest.

However, the current market poses a challenge as there is a limited amount of stock available to purchase. With only 6,814 listings, we are now at a 20-year low. On average, properties take about 14 days to sell and 14 days to lease, and there is no indication of an imminent increase in sales or rental listings.

To address the rental crisis, we believe that the Federal Government must incentivize investors and build-to-rent developers to re-enter the market. This can be achieved by reactivating carried forward building and chattel depreciation. If building depreciation rates were increased to 4% of the building cost for new residential builds, it would instantly improve building for investment.

Last Quarter

In the last quarter, Bourke sold 63 properties and leased 35, which was slightly below budgeted numbers. However, our gross income increased by 27% due to higher sales and rental figures. We remain confident in our ability to deliver results for our valued investors and landlords.
