There’s a stretch of river between the Narrows Bridge and the airport that’s been quietly outperforming most of Perth for the better part of a decade, and it rarely gets talked about the way it should. That’s the inner south Perth property market. No Sydney-style headlines, no hype cycle, just South Perth, Como and Rivervale doing what they’ve always done, only faster lately. As agents who’ve worked this exact patch of Perth since 1988, Bourkes Real Estate sees it up close every week: queues at home opens in Como, Rivervale apartments gone almost as soon as they list.

What’s driving it isn’t complicated once you look at it properly. River frontage you can’t manufacture. A five-kilometre run into the CBD. Schools families have trusted for generations. And demand that feeds itself, because once a suburb builds a reputation for growth, buyers who missed the last cycle start circling for the next one. Here’s what the numbers say about these three suburbs and why the inner south keeps holding its ground.

Three Suburbs, Three Very Different Buyers

South Perth sits at the prestige end of the pocket. Riverside living, Perth Zoo on the doorstep, Coode Street’s café strip and skyline views that stop people in their tracks – all of it has pushed the median house price to around $2.4 million, with REIWA recording close to 20% annual growth. It’s rare to see a suburb already commanding that kind of price tag keep climbing at that pace.

Como plays a different game entirely. It’s the family suburb of the three, with more land, good schools like Penrhos College, and a stretch of Canning Highway that’s built its own café culture over the years, all at a price point below its glamorous neighbour. Median house prices sit around $1.6 million, with growth tracking in the mid-teens depending on which month you check. For anyone upsizing who still wants river proximity without South Perth’s price tag, Como tends to be the next stop.

Then there’s Rivervale, and this is where the investors show up. Apartment-heavy, close to Perth Airport and the employment that comes with it, consistently one of the busiest suburbs in the inner south by sales volume. REIWA data has annual growth in the high teens here, and unit gross rental yields have been reported as high as 5.8%, which is genuinely rare this close to the city. Sales activity has sat somewhere between 100 and 130 a year across houses and units combined. Buyers aren’t just watching this suburb. They’re transacting in it, month after month.

Why Buyers Keep Paying a Premium Here

A few things explain the premium, and none of them is going away anytime soon.

  • River proximity. Nothing else replicates a water view or a foreshore walk, and buyers have always paid for both.
  • Café and lifestyle culture. Strips along Angelo Street, Canning Highway and Kooyong Road give these suburbs a village feel that takes years, sometimes decades, for newer growth corridors to build up.
  • School catchments. Access to Penrhos College, Wesley College and well-regarded public options anchors long-term family demand, which in turn anchors prices.

It’s not just these three suburbs either. The wider Victoria Park to Canning corridor tells the same story. REIWA’s 2025 figures showed growth well north of 20% through parts of this belt, well ahead of much of metropolitan Perth, which proves that this isn’t a one-suburb story; it’s a corridor effect.

How It Stacks Up Against the North of the River

North of the river suburbs like Cottesloe and Nedlands still carry plenty of cachet, and for a similar distance from the CBD, buyers there are often paying a noticeably higher price per square metre for it. South Perth, Como and Rivervale sit on the same river system with comparable commute times into the city, just without that western suburbs price tag attached. For buyers who want the river and the CBD access without stretching to Cottesloe or Nedlands money, that gap is doing a lot of the work.

What This Means for Long-Term Capital Growth

Cotality’s March 2026 data showed Perth’s metro dwelling values surging 7.3% in a single quarter, well ahead of every other capital city in the country. The inner south has consistently tracked at or above that metro average, and the fundamentals behind it aren’t the kind of thing that changes in a hurry.
